Now more than ever we have been getting requests from home owners who are thinking about selling their home. With the real estate market changing so fast, home owners want to know the true value of their home. So many owners are ordering appraisals for their own home to help them make an educated decision on whether they should sell their house and if so, at what price. If the home owner does decide to sell their home, the appraisal can also work as a good marketing tool to show to potential buyers when negotiating.

Estate Planning Appraisals

We complete many appraisals for Estate planners when they are working with a client who has a family member who has recently passed away. Some times the appraisal is done as of the date of death or up to 12 months afterwards. The estate planners and accountants use these appraisals to record the value of the real estate which is being transferred to a spouse or another family member.

Tax Assesment Appeal Appraisals

Here at Home Appraisals, Inc. we have seen an increase in TAX ASSESMENT APPEAL APPRAISALS over the past three years. This is due to declining REAL ESTATE VALUES. In the past it used to be that the ASSESED VALUE was less than the MARKET VALUE. Since we have been in a decling market we are now seeing in many cases that the ASSESED VALUE is higher than the MARKET VALUE. If this is the case, than you might be paying to much in TAXES. DIVORCE APPRAISALS

Here at Home Appraisals, Inc. we also do a large number of DIVORCE APPRAISALS throughout FLORIDA.

In most divorce cases the wife and the husband each order their own appraisal from a CERTIFIED RESIDENTIAL APPRAISER.

Once these two appraisals are completed the husband and wife will have a meeting and compare appraisals and settle on a VALUE.

If for some reason they can not settle on a value then we offer expert testimoney to back up our appraisal.

Business Update

Business continues to grow year over year  at Home Appraisals, Inc. due to our great staff of FHA Certified Appraisers strategically located in Branch Offices throughout Florida.

Revenue for the month of July 2009 is up more than 100% compared July 2008! This is largely do to a influx of business from Regional Banks reevaluating the value of the residential properties in which they hold loans on.

Mortgage Interest Rates Rise

Appraisal volume has slowed down a little over the past two weeks. This is most likely contributed to the rise in interest rates. With rising interest rates it makes it less beneficial for home owners to refinance.

Current market conditions

Business continues to come in at a record pace. This is a healthy sign for the real estate market. Here at Home Appraisals, Inc. we are seeing an increase in the amount of purchase transactions, Reverse Mortgage transactions and FHA refinancing. These are all signs that the buyer and seller are getting closer together in what they consider a fair market value. It also means that the banks are making funds more available for purchases, refinances and reverse mortgages.
